    Who cares? In CA your mortgage interest deduction is capped, and meanwhile ForwardUntoDawn can pocket the cost difference in investments that will grow faster than what he'd have in illiquid home value.

    Not to mention the enjoyment of having a home that size. The reason I'm asking is because we are seriously looking at a Ca exit strategy and my half the size of his home is worth twice as much here in Oakland.

    One thing to look at is property tax rates in the state you want to land in. My cousin in Sam Antonio has been trying to get me to move out there for 20 years, citing that a house my size in California can be had for roughly $250-$300k in the San Antonio area.

    Sounds great but the property taxes would actually be higher.

    Plus San Antonio weather is really crappy. From about April until September, the temperature and humidity are in a daily race to 100.

    I'm saying this in a nice way.

    Do a few Google searches on Huntsville real quick. You will be pleasantly surprised at how wrong you are. And why it consistently is ranked in the top 10 of best cities to live in.

    I actually still have a house not far from there in Pittsburg. Huntsville isn't perfect but it's like a miniature San Jose with transplants everywhere and more green.

    Big fan of the Austin-San Antonio area -- especially hill country. July and August are unbearable, but that's true for most of the southeast and mid-Atlantic. Your description sounds more like Houston, New Orleans, or Florida.

    And yes, property tax in Texas ain't fun, and in Florida insurance costs are high, but neither state has income tax and both are very business-friendly.

    If you end up taking a look at Huntsville, depends on what business you're in but you should also check out Knoxville, TN, Greenville, SC, and Asheville, NC for good comparisons.

    And the only way you can access that wealth growth is to sell the house in which you may have created a ton of memories and move to a Huntsville, or move to a much much smaller house in a less desirable area of California or pay 3% or more to access your own money.
    My sister is a case in point. She owns a small ranch house on a postage stamp lot in HB worth near $1million. She is thrilled so very house rich, but all that equity might as well be on Jupiter, because she can’t use it, can she?
